Guidance for room inspection

A

Items that need to be prepared for inspection

①Room keys (No copied key)

※If there is a security equipment installed in your room, please prepare the security sticks as well.

②Legal seal (shachihata is ok)

③ID card

・A driver's license

・Residence card

・Passport

・Health insurance card

・Special permanent resident certificate

④ Credit card or debit card

※Cash cannot be accepted for the payment.Please contact us if you cannot pay by credit card or debit card. Inquiry

⑤Pre-existing damage report (Customer copy)

※If you didn't report existing damage, you don't need to prepare this form.

⑥ The Letter of Proxy (If a contractor can not be present)Details

⑦Updated passbook(The passbook of bank account that you registered to pay the rent)

※It's not necessary if it's monthly contract.

⑧Contract documents

What costs will be charged

・Basic cleaning fee

・Daily rent

・Penalty

In some cases such as cancelling chintai contract within one year etc., penalty fee will be charged. Please check options on your contract.

・Restoration fee

In the following cases, customer may be charged for extra fees (restoration costs)

●Wears and damages due to willful or gross negligence of tenant

●Wears and damages are generated from the utilization that is not accepted as a standard utilization.

For example

・Because of carelessness, you hit furniture and broke the glass of the window

・You spilled drink to the floor and because lack of cleaning, it become stain or mold.

Procedures that need to be done before leave

・Utilities (Water・Gas・Electricity)

Please contact each companies to cancel your own contract with them. You can find a contact number from their bill etc.

※If the rent includes utilities, you do not need to do any procedure.

・Fire insurance

Please contact insurance company to cancel your fire insurance contract in advance. Details

・Mail transfer

If you are moving to another location in Japan, please apply for the mail transfer service.

・Large-sized garbage

Please contact garbage center to apply for disposal of large-sized garbage.

・If you changed the ampere of circuit breaker

Please ask the electricity company to change it to the original ampere.

・Telephone, internet etc.

Please contact for changing or terminating the telephone and internet service. (LEONET will be automatically cancelled with the cancellation of apartment contract. )

We can not refund the remaining LEONET points when you move out, and it cannot be appropriated to other fees such as cleaning fee etc.

※If you do not log in for 90 days after moving out, LEONET point will disappear.
